Everyone selling or renting a property in Scotland needs an EPC. This applies to both domestic and commercial properties, so applies to all offices, retail, industrial, hotels and even residential properties converted for commercial use.
Examples of when an EPC is not required are:
• Places of worship
• Temporary buildings with a planned time of less than 2 years
• Stand-alone buildings that are not dwellings with less than 50m2 of total useful floor area
An Energy Performance Certificate (EPC) rates how energy efficient your building is using graded system, from A to G. The EPC can be a useful tool to potential buyers or tenants when looking at your building.
EPCs let the person who will use the building know how costly it may be to heat and light the property, and what its carbon dioxide emissions are likely to be. The EPC will also state what the energy-efficiency rating could be if improvements are made, highlighting betterments you may be able to utilise to better your energy rating.
Even if you rent your building, some improvements noted on the EPC may be worth implementing, such as switching to more energy-efficient light bulbs.
